The Hidden Reality

Years of build-up the last owner didn't see.

The majority of homes sold in the Bay Area have deferred maintenance on their air systems. Previous owners focus on cosmetic repairs for the sale — the ducts, the place where every breath of air in your home originates, get skipped. Eichler and mid-century ranch homes common across Cupertino, Mountain View, and Los Altos were built when HVAC was a luxury, not a considered system.

A deep duct clean on move-in is the cheapest, highest-impact air quality investment you can make. It's also a one-time reset — once it's been done properly, you won't need another for years.

construction

Construction dust & drywall debris

Fine particulates from the original build and every renovation since, settled deep inside the trunk lines.

pets

A decade of pet dander

Protein-based allergens from previous owners' animals, still circulating every time the system runs.

bug_report

Rodent contamination & nesting

Attic and crawlspace ductwork is a magnet for mice. We document and remediate what we find.

coronavirus

Mold & allergen reservoirs

Condensate pans, coils, and humid plenum sections harbor biofilm that re-seeds the whole home.

The Process

How a real deep clean actually looks.

01

Pre-clean measurement

We take a laser particle count and document baseline readings in every room before we touch anything. You'll have proof of what changed.

02

Full system inspection

Every register, return, plenum, and trunk line is photographed. You see the inside of your system on a live tablet before we start.

03

HEPA negative-pressure capture

Our portable HEPA vacuum holds the entire system under negative pressure so nothing escapes into your living space. Shoe covers stay on.

04

Rotary brush agitation

A motorized brush runs every branch line end-to-end. Debris is pulled out, not pushed around — this is the step most "duct cleaners" skip.

05

Coil, blower & plenum sanitization

EPA-registered antimicrobial applied to the coil, blower wheel, and plenum interior — the biofilm reservoir most techs ignore.

06

Post-clean photo report

Before/after photos of every access point, plus a second particle count, texted to your phone the same afternoon.

Flat Pricing

One flat price. No surprise multipliers.

Whole-home air duct cleaning is $399 flat for up to 10 vents. Over 10 vents, each additional vent is a flat $24.99. That's the entire core pricing model — there's no "per line", no "system type multiplier", no "fuel surcharge".

Questions

What new Bay Area homeowners ask us.

How long does a full duct clean take?add

Most single-system homes take 2–4 hours. Larger homes and dual-HVAC estates run 4–6 hours with an on-site crew. We give you a firm arrival window and a firm completion estimate before we start — no open-ended quotes.

Do I need to be home?add

Yes — we need access to every register and the HVAC unit, and we want you to see the live photo walkthrough before we start. If your schedule is tight, a partner or property manager can let us in as long as they can sign off on the before/after report.

Will it make my house messy?add

No — this is the whole point of HEPA negative-pressure capture. The entire duct system is held under vacuum so dust is pulled into the truck, never pushed into your rooms. Techs wear shoe covers from the moment they enter. Homes are left cleaner than we found them.

What if I have pets?add

They'll be fine. The vacuum is loud in the room actively being serviced, but the system moves room-to-room — most pets lose interest after ten minutes. If yours is nervous, a closed bedroom or a visit to the yard works well. We've never had an issue.

Is this worth it for a newer home?add

Often yes. New builds and fresh renovations are actually the worst for duct debris — drywall dust, insulation fiber, and packaging residue get pulled into the system the first time the HVAC runs. A post-construction duct clean is one of the most common move-in services we do.

How often should ducts be cleaned?add

Every 3–5 years for most homes, sooner on move-in (regardless of age), after any renovation, or if you have persistent allergy symptoms that don't respond to filtration. This is not a yearly service — we'll tell you if you don't need it.

Real Testimonials

What homeowners said after their first duct clean.

"We bought a 1978 Eichler and the ducts had never been touched. The photos they sent me were honestly shocking. The house feels different — that's the only way to put it."

"Three other quotes, all wildly different, all vague. Cal Duct showed up, quoted flat, and stuck to it to the dollar. My wife's allergies have improved noticeably."

Jennifer K.

"They measured particle count before and after. I'm an engineer — I appreciated the data. The delta was significant. Worth every dollar."
